I am acting for the owner’s of the above property, which some years ago we let to a regional charity for use as a coffee shop/restaurant, art gallery with ancillary first floor offices etc. The building is now vacant and available to let as a whole or in parts on a new Lease.

The first floor is configured as 2 offices providing 1, 813 sq.ft. – Total in the 1 building 5,595 sq.ft. or 519.79 sq.metres.
Given the A3 Planning over part, the largish open plan nature of the ground floor areas, I believe the premises might be suitable/converted for use, subject to planning for use as:
- A fantastic themed sit down restaurant e.g. Pizza, Indian, Noodle Bar etc. with takeaway possibilities, subject to planning
- A large retail, unit with upper floor offices
- Continued use as an art gallery/retail or design offices/studio use
The premises are now available with vacant possession on a new Lease, the length of which is negotiable, subject to planning and licencing, if required.
